Approval of Land Subdivision Plans
1. Approval of Land Subdivision Plans (Land Partition and Sale)
Landowners, land auctioneers, agents, and real estate companies engaged in land partition and sale must obtain formal approval for the relevant land subdivisions before selling any subdivided lots.
If such approval is not obtained, building plan approval and other facilities for constructions on those subdivided lots cannot be provided.
2. Documents Required for Submission
- Correctly completed application form
- Original and a certified copy of the survey plan of the relevant land
- Deed copy of the relevant land - if the deed was registered after 2020, the Provincial Revenue Department seal must be affixed
- Land suitability certificate obtained from the National Building Research Organisation (NBRO)
3. Special Conditions
For land subdivision and sale exceeding 1 hectare, 10% of the land area (excluding roads and drains) must be allocated for public purposes and transferred via deed.
1% of the total land value must be paid to the local authority.
Note: For areas governed under the Urban Development Authority Act, procedures will be carried out according to the provisions of that Act.
